Our development process.
Our development process is designed to remove the uncertainty of the building process. It is a prescriptive process that develops the vision, design, and budget for your home simultaneously. The intent is to give you the tools and support you need to arrive at a final plan that can be built at a cost with which you are comfortable.
Introductory consultation
This initial conversation is where the exciting journey of building your new home begins. This is where you get to share your vision and goals. This is where we begin to understand how we can best help you build the home of your dreams. In this meeting we will layout the entire process for you, so that you know what to expect and how the entire process works.
Initial design meeting
This is where the design journey begins. You will meet with our team of architects who will design your home. They will begin with a more in-depth vision discussion. This will be where you can bring all your pictures, house plan ideas, and a list of your basic wants and needs. We will be there to help facilitate and hear first-hand what is discussed.
Conceptual design
A conceptual design is kind of like a rough draft that an author would write for a book. The architects will sketch a basic floorplan and front elevation of your home. When complete, you will have the opportunity to review. At this point it becomes a process of review and revision until we get the house the way you want it. When the conceptual plan is complete, we will work up a cost estimate for your home based on a set of standard selections.
Final design
In this stage, the house plan will be finalized, and you will begin making your selections for your home. We will be doing the soil testing and structural engineering that is required for your project. Once all this is complete, we will prepare a fixed cost proposal for your home. Based on that there is a final round of adjustments to be made. If you choose, the architects can prepare a final 3D visualization of you home
Starting your build
When everything has been completed to your satisfaction, we will present you with a fixed cost contract for your home. With your approval of the contract, we will fire up the bulldozers and get to work.
The custom building experience
You are not finished, however. This is true custom homebuilding. We will have a series of progress walk throughs with you to discuss your project. You may want to make changes as we go along. We will periodically check to make sure you are still good with your choices and things are proceeding to your satisfaction. If you want to make a change, we will calculate the cost for you. We will only proceed when we have you written approval. Remember, your fallback option is always the selections specified in the contract. As long as those do not change, the final price of your home will not change from the contract price. You will receive periodic progress reports. We use online construction management software to control scheduling and documentation. There is a customer portal where you can access all your pictures and documents.
